Leadership is Always Needed... But Essential Right Now!


Great leadership is hard to find in America. I am always motivated to hear from people that I respect who have demonstrated an ability to lead. On the 19th of this month, I had the pleasure of attending the "Get Motivated" Seminar in Dallas, Texas.


What an event. One of the speakers was General Colin Powell. His presentation was inspiring and it was a great pleasure to be able to shake his hand and thank him for all of his great service to our country.


We need people like General Powell today. He spoke of courage and a willingness to lead in adversity. I thank him for his message and his inspiration. We need people who are willing to lead, but also to lead in a direction that we believe to be appropriate. Regardless of your party affiliation, please vote in the upcoming election. We need for you to help choose leaders that you can "believe in."

Commercial Real Estate Advantages


Survival Tips & Risk Management in Real Estate

Many business owners are struggling with the current economy. One of the largest expenses of many business owners is the cost of space for their office operations. It is not unusual for a company to have numerous leases for space in various parts of the country or the world.

Leases in traditional office buildings can be problematic in that in tough times, you have to pay for the space even when it is not needed. In addition, most long-term leases appear on your *balance sheet and represent long-term liabilities. This may make it more difficult to obtain loans or maintain lines of credit.


The use of executive suite facilities for branch offices may be a solution for some. Executive suite space can also be described as “Flex-Space.” Executive Suites typically allow a lease term of one year or less. As a result, they are frequently categorized as short-term liabilities and therefore are more favorable to a lender.

Short-term executive suite space allows a company to expand and contract quickly and economically. Bret Chapman of ABT Executive Suites in Dallas, Texas says, “Many of our clients grow and contract several times during their tenancy with us. They find it especially helpful that we can meet their expansion requirements in the good times and help them defray costs in economically challenging times.”

When a company is considering regional, national, or international business, they should always explore the executive suite solution. Landlords find this type of facility to be a major benefit to their building complexes. Executive suites allow a Landlord to accommodate space users that are too small to be profitable for the Landlord. By taking a large floor and building it out as an executive suite center, a Landlord can build out the space and make minimal changes over a ten or twenty year period.

If you are managing multiple leases with various termination dates, you should carefully consider letting some of your less desirable leases expire and moving your operations into an executive suite facility. While your cost for the space may be more per square foot, you will realize significantly better economies in that you share conference rooms, kitchen and break areas, and large reception or meeting facilities.

A careful analysis should be done of all of your real estate leases. This analysis should include a long-term transition plan to minimize higher risk, long-term leases with shorter more flexible arrangements.

Managing Assets in the OBCAI

As a Consultant to many of my clients, I am constantly amazed at how often sub-lease agreements are not treated as an asset of the center. Sublease Renewal Systems (SRS) are an essential part of Center Management.

The SRS puts into place a process or system that assures that the most important assets of the center are managed and protected. Most people will gladly insure the jewelry, automobiles, and other assets such as furniture and equipment. Yet, I am always surprised when I review a center and find that the most important asset of the center is neither managed or insured.

Subleases and service agreements are assets, they increase in value if properly managed, and can be lost or stolen if not managed.

What is your system for managing these important asset?

Tips for Success . . .

First, develop an inventory of current contracts and subleases. You would be surprised if you knew how many operators do not know when their subleases will expire. Second, establish a safe place for the maintenance of these assets. This place should be under lock and key and the original contracts should be stored here. You might consider it, your companies safe deposit box. Make copies of all agreements for the office file so that managers who have a need to know can find out what they need without using the original agreement. After you have completed this process, give me a call and I will give you some additional suggestions for proceeding with a Sublease Renewal Systems to protect your assets in the future.

OBCAI and "20 Ways to Beat the Big Boys"


In a recent email, I promised a special offer to those who attend the OBCAI Convention in Miami, and introduce themselves to me. I thought you might like to know more about the Strategic Marketing Tool, "20 Ways to Beat the Big Boys!"




While the material is designed for the Shared Office ~ Executive Suite ~ Business Center Industry, it does cross over nicely to many other industries.




The training material began years ago when a client of mine who was competing against a much larger, better capitalized competitor, asked me for help. As his consultant, he asked me to help him design competitive strategies for defeating the larger competitor in head to head cases.




I spent a great deal of time coming up with strategies that could be simplified so that his managers could execute and verbalize the strategies to a prospect. I felt it had to be parsed into a number of different strategies so that the sales executive could pull one or more of the strategies and use them on a case by case basis in a competitive situation.




It surprised me when I completed the first draft. What surprised me was that I found many of the strategies and tactics to be applicable to my own business which is real estate and consulting.




The strategies and tactics are broken down into 20 approaches. Each one has specific language or conceptual context that allows it to be used directly with a prospect. Having a strategic is one thing, being able to verbalize it and use it in a competitive situation is another. In this case, I show in the tool how to use the strategy to differentiate with disparaging the competitor. We never want to speak badly about another provider as it will usually backfire and make you look terrible.




So, I recommend that you always speak in terms of "what we do" or "here is how we help" and contrast that to the competitor.




The material was presented to my client and it was an immediate success. His closed sales ratios went up immediately and the competitor lost market share. The long-term impact was significant to my client. For years I assisted the client and we became great friends and colleagues.

Help Showing Agents sell Your Home!


In order to get your home sold, you will need to provide training to the showing agent to make sure they can sell your home. I know that this sounds crazy. "You have to help showing agents sell your home?"

I don't mean by being there and following them around to make sure that they point out the most positive aspects of your home. Please don't do that. Buyers do not like a homeowner to "pitch to them" in person.

I mean by providing them with the information necessary for them to present your home in the most positive light. You see, many top agents in real estates do not preview homes before showing them. This means that they may not have the product knowledge to properly show your home.

I know... this is not the way it should be done. Agents should preview the properties and make sure that they know the product and how it meets the prospective buyer's needs. Sadly, this is not often the case. Most agents know little about your home prior to showing it to a prospective buyer.

So, how do you make sure that they know the positive aspects of your home when they haven't taken the time to know your home before showing? You must make it easy for them by preparing quality detailed marketing materials about your home and have it readily available so that the agent and buyer cannot miss the material when they visit your home.

How to get results with your Agent


Let's continuing with our discussion of how to get the most BENEFIT from your real estate agent!

You should be aware of the latest marketing trends in real estate. This can be done by touring various agent websites and seeing what your agent is doing compared to other top agents to best market your property. When you look at various real estate sites, check for functionality, ease of use, and professional presentation of properties that are being marketed.

No need for barking dogs or baby pictures. Be careful to look for sites that has less gimmicks, yet provide the most information in a timely and effective manner. A great agent should have prepared high-impact marketing materials for their listings. These need to be well written, professionally designed, and easy to use. Look for how your agent differentiates your property in their presentation of your home.

What to look for in a Real Estate Agent!

We can show that well over 80 of home buyer's begin their search for a home on the Intenet. For that reason you need more Internet exposure. For us, this includes being "Featured Home" on Realtor.com, having our own personal website at
www.thesingularsolution.com and utilizing our VisualTour.com website. Don't forget the importance of Social Media Marketing.

If your home is not being marketing aggressively over the Internet, your probability of sale is reduced. Just because an agent puts you on the MLS or their personal website, don't think that is enough to get the job done.

State Farm Insurance Chooses Sonny

Dallas, TX July 26, 2010 The current global real estate market is challenging for most! But there are big “Winners” in this tough economy. Christy Brott of State Farm Insurance is a good example of winning large in the current economy.

Every economy and every situation creates winners and losers. Entrepreneurs and executives, who can decipher the market and find opportunities to win, will win big. In my experience, more fortunes are made in tough times than in good times. We have been working with Christy Brott of State Farm Insurance for a number of years. Next month, Christy will move to her new offices in Frisco, Texas.

She will be moving into non-retail space in a great building with fabulous signage. Few buildings offer the kind of signage that an insurance professional needs. In this case, we found a building owner that understood our needs and allowed the signage necessary for Christy to make the move. The result is an expanded office, better rent rates, and superior signage on Preston Road in Frisco, Texas.

Great real estate decisions are often driven by the real estate professionals unwillingness to give up and say it can't be found. In this situation, Sonny looked until he found a Landlord that was willing to compromise.

The lesson in this story is clear. Choose a real estate professional to assist you that will do the hard work to find what you need. Don't select someone who says, "it can't be found," until they have proven that to be true.

Real Estate Lending Update

Its official!!! 2010 is half over and it is HOT. This is not news to you, but it is a reality. Another reality we must face is that there have been lots of changes and developments regarding real estate sales in recent months, and we thought you might like an update on some of the latest changes involving purchasing, financing, and selling a home.


A few months ago several new rules came into effect for home buyers. These new rules have created great turmoil and many delays relative to closing on a home. The new "Good Faith Estimate" rules have become a nightmare for many home purchasers as well as for their lenders. Lending requirements are stricter than we have seen in many years, and this often causes significant delays in getting a home closed and funded.


It is not unusual for a buyer to have their credit report revisited by the lender a few days before the closing, and if their debt situation has changed, the loan can be denied, even if previously approved. No one buying a home today should go shopping until after the closing and funding of their new residence. This is often very uncomfortable for buyers who are anxious to purchase all kinds of things for their new home. However, getting a "clear to close" has new meaning today, and buyers need to keep their finances in check until after the closing.

The Home Office







We are experts in the luxury home market in our city. It is always fun to look at the lavish studies that are built in marvelous homes. Beautiful woods, specially crafted computer stations, and bookcases that anyone would love. You may be wondering whether or not these lavish home offices are actually used. Of course they are, but not in the manner that you might think. In fact, many are not used at all.



A beautiful study in the typical luxury home looks perfect. It is clean, tidy, and seldom has the look or feel of an operating work area. Why, because it is seldom used as a real office. In most luxury homes the luxurious study is really a show office. While there might be meetings or conference calls going on in the study, people don’t often work in the study.

When you are looking to buy a home, using a Relocation Specialist will be valuable to you because they see more and know more about various areas in the general vicinity of where you will be looking.
