Great Leadership in America


Leadership is Always Needed... But Essential Right Now!


Great leadership is hard to find in America. I am always motivated to hear from people that I respect who have demonstrated an ability to lead. On the 19th of this month, I had the pleasure of attending the "Get Motivated" Seminar in Dallas, Texas.


What an event. One of the speakers was General Colin Powell. His presentation was inspiring and it was a great pleasure to be able to shake his hand and thank him for all of his great service to our country.


We need people like General Powell today. He spoke of courage and a willingness to lead in adversity. I thank him for his message and his inspiration. We need people who are willing to lead, but also to lead in a direction that we believe to be appropriate. Regardless of your party affiliation, please vote in the upcoming election. We need for you to help choose leaders that you can "believe in."

Let's continuing with our discussion of how to get the most BENEFIT from your real estate agent!

You should be aware of the latest marketing trends in real estate. This can be done by touring various agent websites and seeing what your agent is doing compared to other top agents to best market your property. When you look at various real estate sites, check for functionality, ease of use, and professional presentation of properties that are being marketed.

No need for barking dogs or baby pictures. Be careful to look for sites that has less gimmicks, yet provide the most information in a timely and effective manner. A great agent should have prepared high-impact marketing materials for their listings. These need to be well written, professionally designed, and easy to use. Look for how your agent differentiates your property in their presentation of your home.

State Farm Insurance Chooses Sonny

Dallas, TX July 26, 2010 The current global real estate market is challenging for most! But there are big “Winners” in this tough economy. Christy Brott of State Farm Insurance is a good example of winning large in the current economy.

Every economy and every situation creates winners and losers. Entrepreneurs and executives, who can decipher the market and find opportunities to win, will win big. In my experience, more fortunes are made in tough times than in good times. We have been working with Christy Brott of State Farm Insurance for a number of years. Next month, Christy will move to her new offices in Frisco, Texas.

She will be moving into non-retail space in a great building with fabulous signage. Few buildings offer the kind of signage that an insurance professional needs. In this case, we found a building owner that understood our needs and allowed the signage necessary for Christy to make the move. The result is an expanded office, better rent rates, and superior signage on Preston Road in Frisco, Texas.

Great real estate decisions are often driven by the real estate professionals unwillingness to give up and say it can't be found. In this situation, Sonny looked until he found a Landlord that was willing to compromise.

The lesson in this story is clear. Choose a real estate professional to assist you that will do the hard work to find what you need. Don't select someone who says, "it can't be found," until they have proven that to be true.

When you are looking to buy a home, using a Relocation Specialist will be valuable to you because they see more and know more about various areas in the general vicinity of where you will be looking. Once an offer is accepted, there is still a great deal of hard work to be done.

When an offer is agreed to by all parties, it is time to conduct the due diligence phase of the purchase. Buyers and Sellers sometimes lose perspective during this phase. It’s not unusual for a Buyer to expect that a five year old home should look and perform the same or better than a new home. This may not be realistic. Inspections should include a general home inspection, a structural inspection, and a number of other inspections depending on the construction and age of the property. When conducting inspections and reviewing inspection reports, Buyers should take into consideration the price they paid, the age of the home, and the reasons they made the offer they made.


Depend upon your agent for recommendations regarding inspectors. Get them to give you several names for each kind of inspector. Call the inspectors and interview them by telephone before you make your decision on who to use to inspect the home. Be sure as ascertain the price of the inspection and what is included prior to scheduling and paying for the inspection.

Buyers should realize that Sellers often consider inspections as an invasion of their privacy. Inspectors poke and probe, analyze and question, and often point out deficiencies that are cosmetic in nature or are code issues with the property that are grandfathered. It is not unusual for a Seller to become defensive after receiving the twenty-page inspection report.

Empathy and a clear understanding of what really are problems with the home are important here. We counsel our Buyers to keep in mind the rationale for the offer and the price when they consider repairs. Sort through the list of items the inspectors pointed out on the reports and prioritize them based upon real important deficiencies. Consider the cost of repairs when asking for repairs.


The negotiation that resulted in the offer being accepted was only the first round of negotiations between the parties. Sometimes, Buyers need to leave some goodwill on the table during this second negotiation. After the Amendment for Repairs is signed, Buyers often want to go back to the property to measure, obtain bids, or show the property to family and friends. Many times, Buyers want to know who maintains the pool, does yard work, or understand how systems work within the property.


Those $10.00 items that you didn’t ask for on the inspection report often add up to $100 values prior to or after closing. Keep the objective in mind. We want to win the game and actually buy the house. After all, it was your first choice after carefully searching the marketplace.

“Big Boys” are busy. In fact, no one in the world is busier than the “Big Boys”. They run fast and hard and believe me, they are "soooo busy." “Big Boys” have a lot to do. Not only do they have to run their business, they also have to absorb all those acquisitions and standardize, standardize, standardize. Their managers are "soooo busy" incorporating new departments and organizations into their standardized system. There is soooo much to do!

We need to use this --too busy-- to our advantage. You see, we have time to think, listen and communicate effectively with our clients and TEAM members. We need to position ourselves as the attentive, concerned, and available providers of superior services to our clients. By taking the time to manage the details, we will send a clear message to our clients. We care about them and have the time to listen.

For example:

"I don't know how the large organization has time to listen to their clients. I know that we are busy, but if I had to double in size every six months, I doubt if I could keep up with all of your needs. You see, we have made a decision to be smaller, and very client centered. We know that an existing client that is happy is secret to growth and success."

Large organizations are sometimes more consumed with themselves than with clients. Many times managers, pressed with the day-to-day problems of operations and management, forget that clients are the greatest asset. Large organizations tend to evolve in this manner and the problems of daily management push the sales and client work to the lowest level of priority.

In order to compete and win against the “Big Boys”, we must focus on client knowledge. Client knowledge is more valuable than product knowledge. I have often said that if I know a great deal about a prospect, I can walk into any situation and have an excellent chance of closing a sale or meeting a client’s needs.

Client knowledge is the secret to meeting client’s needs and wants. As you know, people pay more for what they want than they do for what they need. So, our strategy for beating the “Big Boys” is pretty simple. Obtain and use more client knowledge than they do. Whether dealing with a prospect, or existing client, get to know the client and the clients business.


We might say:

"I guess you are pretty tired of me asking all these questions about your business. I hope you see that we are really focused on understanding your needs and wants. While many companies may meet your needs, we take the time to understand what will make you comfortable and successful in your business so that we can deliver better service to you. On a regular basis we sit down with clients and explore how they operate, so that we can find ways of serving them better. This commitment takes time, but we really believe in service."
